Technology & Safety
Bouras Properties is committed to providing the optimum of services to tenants. The management oversees and supervises all these services, The management is on site and responds immediately to any and all questions concerning the functioning of the equipment.
Access & Security:
Technology – security cameras, 24/7 monitor, access readers, security guards.
- The building has security checkpoints at each entry for screening the public and visitors at ground entry as well as the 2nd floor employee entrance.
- Deliveries are made from the designated delivery entrance. Guidelines (may create a pdf summary here) for delivery and moving are provided by Bouras Properties.
Emergency Equipment:
- All systems interfaced with common multi-zoned Edwards alarm annunciator with central station service to local fire department.
- 40kw diesel electric generator for emergency lighting and exit power.
Safety:
- The building has recently upgraded its entire fire safety system and has installed a state of the art control panel, which is monitored directly by a dedicated fire and safety company and the fire department.
- The building was designed to have easily accessible fire egress routes, including large and well lit stairwells on all corners of the building.
- In recognition of Fire and Safety month, Bouras Properties conducts an official Fire Drill for the entire building every October. This drill is supervised and timed by the Fire Department of the City of Summit.
HVAC / Heating
The original systems were recently upgraded to Lochera boilers accompanied by new air handlers for the entire building.
HVAC / Cooling
Forced air through the ceiling cooled by chilled water. The water is chilled by two York 350 hp., centrifugal chillers charged with 134A refrigerant. The system is powered by primary electrical energy supplied by Jersey Central Power & Lighting Co. at a rate of 4160 VAC.
Electrical Power
Supplied by GPU at the rate of 4160 VAC. A 1500KW generator was installed in 2008. This generator provides enough supplemental energy during a utility blackout to provide power to all
